Building your own in Northern Cyprus need not be a stressful experience. Here at Habitat Construction Ltd. we will guide you through the whole process from start to finish, offering you our professional advice and services every step of the way. As we will be responsible for managing the project, the process of building your own home has never been so stress free.

First of all, you need to have a plot of land. If you do not have land, Habitat Construction Ltd. can assist you in your search and/or refer you to a reputable estate agent.

Once you have decided on the right land for you, we recommend that the first action you should take is to appoint a lawyer to check the title deeds of your chosen property. Habitat Construction Ltd. will happily refer you to the lawyer we work with, whose rates are very competitive.

Once the deeds are confirmed the next step is to have a contract of sale drawn up, defining payment terms, any extras added to the standard plan and the proposed completion date. This will all be arranged by your lawyer. Moreover, by issuing a power of attorney, the lawyer can act on your behalf if you wish to return to your country during the process. The lawyer will apply to the Council of Ministers (on your behalf) for your permission to purchase. (This permit is required in order to purchase a property in North Cyprus.) This can take four to five months. Once your purchase permit has been received, the vendor transfers the title deed into your name. Upon completion, the lawyer will ensure all monies are paid to the vendor and the land registry.

Whilst waiting for your purchase permit our qualified architect and civil engineer can begin working with you on the plans for your dream home. Once you have discussed your requirements, your personally assigned architect will present you with the first draft of your plans. You can then make any changes or additions that you feel necessary until the plans meet your perfect vision of your dream home. This can be done through email if you are not residing in North Cyprus.

The next stage of the process is that the exact plans will be drawn up and signed by the architect. The Building Permit process also requires a full set of electrical drawings that must be completed by an Electrical Engineer. Our Electrical Engineer will arrange this for you. If you wish to have central heating in your house, you will also be required to have certain plans drawn up, which can be done by our Mechanical Engineer.

Once the plans have been completed we will then submit them to the Planning Office for approval. It should take approximately three to four weeks to receive the plans back from the Planning Office.

Once the Planning Office has approved the plans, we will then submit the plans to The Chamber of Civil Engineers and Architects Office who will check that the materials stated on the plans meet the minimum required standards and the plans illustrate a structurally sound building. Again, this should take approximately three to four weeks.

We will update you of the progress of your permission to build through each stage of the process and chase up your application, if necessary. You will not be required to visit any government offices, as we will do the running around for you. (A standard document will need to be signed stating that you authorise Habitat Construction Ltd. to act on your behalf).

After the approval has been given by The Chamber of Civil Engineers and Architects Office, we will then submit the plans to the local council. Please note that the local Council will charge you a fee for issuing you your permission to build. The cost varies according to the area and location of the land.

Once the local council has approved the plans you will receive your permission to build and the construction of your dream home can begin.

During the construction your personally assigned architect and civil engineer will constantly visit the site to ensure that your home is being built according to the approved plans and safety standards. Every stage will also be quality controlled to ensure that the standards we adhere to are being met. You can visit the site at any time if you feel that you want to be actively involved. We would be happy to explain the various processes involved in the construction of your house and answer any of your questions.

You will receive our regular updates regarding the progress of your house including digital photographs and we will always be available to answer any of your questions.

The amount of involvement you wish to have in the building of your house is entirely your choice, it is your house after all.
